How do I get started?

In order to search properties and submit offers, you must first register with Kazork. Click "Sign In or Register" in the upper right hand corner of the site to register. Once you have registered, you will be able to search properties for sale with Kazork. Once Kazork has verified your financial information, you will receive an e-mail notification that you have been authorized to submit offers. Be sure to register well before you may want to submit an offer, as it may take up to a day to authorize your account during the week. No accounts will be authorized over the weekend.

  Why do I need to register?

Only investors with proven finances and licensed real estate agents are allowed to submit offers for properties on Kazork. You must register so Kazork can verify your financial status and authorize you to submit offers.

  How do I register?

Click on “Sign In or Register” in the upper right hand corner of the site. This will take you to the login page. Enter your e-mail address in the text box to the left of the login area, select “Investor”, and click “Sign Up Now.” On the next page, fill out the form completely and accurately, then click “Submit”. Once you have submitted your registration, you may select the counties you are interested in within your state; or click on the “Properties” tab to search. You will be notified via e-mail once your account information has been verified and you have been authorized to submit offers.

  Why am I not getting any emails from Kazork?

Make sure that info@kazork.com AND support@kazork.com are authorized in whatever e-mail program you use.  It is not recommended you register with a Yahoo e-mail because e-mails from Kazork will be blocked.  Instead, use G-Mail, Hotmail, or another personal or office e-mail. If this is not the problem, there may be several other reasons you are not receiving e-mails from Kazork. Please check your spam or junk folder in your e-mail inbox. If you find Kazork e-mails there, mark them as "Not Junk".  You may also login to MyKazork on this Web site and make sure your e-mail address is entered correctly.

  How do I submit an offer?

Here is a step-by-step guide to submitting a first-time offer on Kazork:

1.) Click on the "Properties" tab at the top of the page.

2.) You can now search for the property you are looking for. Once you have found it, click on its address to bring up the OSP Property Details page.

3.) Click on the button that says "Submit Offer" midway down the page in the middle.

4.) On the next page, select from a Single Offer or a Maximum Auto-Offer. If you have questions about the difference between the two offer types, click on the question mark next to each one for more information.

5.) Enter the offer amount in the field next to the offer type you selected.

6.) In the total credits field, enter the total amount of credits your buyer needs, if any at all. This includes closing costs, repairs, allowances, etc. Your Net Offer will be automatically calculated below.

7.) Click "Confirm Offer" and review your offer information on the next page.

8.) Agree to the Terms and Conditions and click "Submit Offer". This will post your offer on the website and is the final step in submitting.

  Can I submit an offer lower than the listing price?

No. The listing price is already the lowest price the seller has said they are willing to accept.

  What is Overtime?

Overtime is what happens when an offer is submitted on a property within the last fifteen minutes of the OSP. If this occurs; the OSP will be extended another 15 minutes beyond the original end time. If an offer is submitted during the Overtime period, it will extend the OSP for another 15 minutes beyond the first Overtime’s end time. This will continue until a 15-minute Overtime period passes without an offer being made. This helps protect users from those who wait until the last second to make a high offer on a property to prevent others from countering them.

  When will I find out if my offer was the highest?

You can track all offers on a property at any time by going to that property’s OSP page and clicking on the “Offer History” tab. You may also see properties currently in the OSP that you have offers on, as well as your offer’s status by going to MyKazork, clicking on “My Current Properties” and then “Offers”. Kazork will notify you automatically by e-mail if someone else submits a higher offer than yours.

If you buyer submits the highest offer at the end of the Offer Submission Period (OSP):

1) You will receive a call and e-mail from us confirming that you were the highest offer.

2) You will receive a second e-mail with detailed offer instructions for submitting the contract along with any riders to the seller.
 
If you do not recieve this e-mail before the end of the business day (5 PM PST) on the day the OSP ends you may contact (619) 255-0928 ext 775 to check status.
 
NOTE: Contracts are due back within 48 hours after you receive the detailed offer instructions e-mail from us.

  I’ve registered and logged in but I still can’t submit offers.

You must wait to be authorized before you can submit offers. You will receive an e-mail notification once you have been authorized.

  Can I submit an offer over the weekend?

Once your account with Kazork has been authorized, you may submit offers 24 hours a day, seven days a week.

  Does it cost me anything to use Kazork?

It’s free to register with Kazork. Once you are registered and authorized you may submit offers. 

  Is Kazork the listing broker?

No. Kazork has entered into Limited Service Listings, (aka MLS Entry-Only Listings) which state that the listing broker will enter the property into the MLS, offer a cooperating commission, follow all rules of the local MLS, and will have the exclusive right to sell the listing. Limited Service Listings state that Buyer’s Agents submit offers directly to the seller and its assignees. Our Web site serves as the tool for you to do so.

  Should I fill out a purchase agreement and deposit check?

That is up to you. On Kazork, you are submitting a purchase price only. If your purchase price is the highest at the end of the OSP, you will be required to fill out a purchase agreement and collect a deposit check at that time. However, if taking this step before submitting your purchase price online makes you feel more comfortable, go ahead.

  I am willing to pay all cash. Do we still have to wait for the OSP to end?

Yes.  Only the highest offer at the end of the OSP will be presented to the seller for acceptance.

  I had the highest offer and the OSP just ended. What happens now?

You will receive an e-mail and a phone call at the end of the OSP with notification that you have the highest offer. Shortly after, you will receive another e-mail with instructions on filling out a paper purchase agreement which you can then fax or e-mail to us along with the deposit check. From that point on, it’s a standard real estate transaction.

If you have the highest offer and do not receive an e-mail or phone call before the end of the business day (5 PM PST) on the day the OSP ended, you may call us at 1(619) 255-0928 extension 775 to check status.

  I had the highest offer, is the seller required to accept it?

No, the seller reserves the right to accept or reject any offer regardless of terms, times, and conditions of the offer. This is no different than any real estate transaction; the seller makes the final decision on all offers.

  What happens if I submit an offer and then change my mind?

Kazork’s system is based on honesty and integrity from all parties involved. Kazork understands that sometimes people change their minds. If this happens prior to the offer being accepted by the seller, you must inform Kazork within 24 hours of your decision. This is no different from submitting a paper purchase agreement. If you are not certain you wish to purchase a Kazork property, do not submit an offer on it. Kazork reserves the right to permanently deny access to any person found to be abusing this process.

  I need to know answer on my offer immediately. What do I do?

Kazork’s transparent submission process allows you to track the status of your offers at any time. You can see where you stand in regard to other offers by viewing the Offer History for the property you’re interested in. If someone else submits a offer higher than yours, you will receive an instant alert via e-mail. If your offer is the highest at the end of the offer submission process and the reserve price of the property has been met, it will be sent to the seller immediately for review. If your offer is not the highest, it is no different than if you submitted a paper purchase agreement that was not accepted.

  I don’t know if I want to buy something here yet, but I want to search for Kazork properties in my area. Can I still use your site?

Absolutely! Register anyway. Once you have registered, you will be able to search the properties currently available on Kazork. If you find a Kazork property you like, you will be able to submit an offer as soon as your registration information has been verified and your account has been authorized. You will receive an e-mail with notification that you have been authorized. This usually takes about a day during regular business hours, so be sure to give yourself enough time.

Kazork is not acting as a traditional real estate broker or an auction company.   Kazork is an asset manager, hired to manage REO for banks.  Kazork has been granted authority from these banks to hire real estate brokers to list the properties as Limited Service Listings (LSL).  These listings follow local MLS rules and guidelines. An LSL states that offers shall be presented directly to the seller or its assignees. Kazork’s Website is a tool for buyer’s agents to submit offers directly to the seller or its representatives.
