How do I get
started?
In order to use Kazork's online software
to search for properties and submit offers on properties listed by the listing agent
or home seller, you must first register with Kazork. To do this, Click "Sign In or Register" in the upper portion
of the Web site. Once you have registered, you will be able to search properties
for sale. Kazork's online software actually verifies your real estate license
information. Once you have been verified, you will receive an e-mail notification
that you have been authorized to submit offers. Be sure to register well before
you may want to submit an offer, as it may take a few days to authorize your account.
Why do I need to register?
Only actively licensed real estate agents
in good standing are allowed to submit offers for properties.
How do I register?
Click on “Sign In or Register” in the upper
portion of the Web site. This will take you to the login page. Enter your e-mail
address in the text box to the left of the login area, select “Agent," and click
“Sign Up Now.” On the next page, fill out the form completely and accurately, then
click “Submit”. Once you have submitted your registration, you may select the counties
you are interested in within your state; or click on the “Properties” tab to
search. You will be notified via e-mail once your account information has been verified
and you have been authorized to submit offers.
Why am I not getting any e-mails from Kazork?
Make sure that info@kazork.com AND support@kazork.com
are authorized in the e-mail program you use. **NOTE: E-mail addresses @yahoo.com
and Comcast are known to not receive messages from Kazork.com because of their strict
e-mail filtering systems. We recommend getting a free G-mail or Hotmail account,
or using another personal or office e-mail instead if you have a Yahoo or Comcast
e-mail address. If this is
not the problem, there may be several other reasons you are not receiving e-mails
from Kazork. Please check your spam or junk folder in your e-mail inbox. If you find
Kazork e-mails there, mark them as "Not Junk", and/or add Kazork to your "Safe Recepient's
List". Then again, make sure Kazork e-mail is allowed in your e-mail
settings. You may also login to MyKazork on this Web site and make sure your e-mail
address is entered correctly.
What is an OSP?
OSP is the acronym for "Offer Submission
Period". The OSP is dictated and set by the home seller. The OSP is the
amount of time including overtime, that the home seller is allowing to review
offers.
What
is a Maximum Auto Offer?
A Maximum Auto
Offer is the predetermined maximum amount of money your buyer is willing to pay
for the property. Enter your buyer's Maximum Auto Offer only once per OSP.
After you enter your buyer's maximum offer in the auto offer field, Kazork's system
will automatically submit the minimum offer required. Your offer
will automatically be increased to the next minimum offer each time another offer
is submitted exceeding your current offer. Your offer will not increase unless it has been exceeded by another offer.
The Auto Offer will be in
place until either your buyer's highest
offer is exceeded by a higher offer, or until the OSP ends and your buyer has the
highest offer. To use this feature, simply
click the Maximum Auto Offer choice and enter the highest amount your buyer is willing
to offer. You will receive an Instant Alert from Kazork via e-mail if someone exceeds
your maximum offer. NOTE: NEVER SUBMIT
MORE THAN ONE MAXIMUM AUTO OFFER FOR THE SAME OSP OR YOU WILL BE COMPETING AGAINST
YOURSELF. IF YOU DO THIS, YOU WILL BE HELD RESPONSIBLE FOR THE HIGHEST OFFER THAT
APPEARS ON THE OFFER SUBMISSION PERIOD PAGE.
If you do not fully understand how a Maximum
Auto Offer works, we recommend submitting only single offers.
Can I submit an offer lower
than the listing price?
No. The list price is the lowest price that the
seller has specifically stated he/she will accept.
What is Overtime?
Overtime occurs when an offer is submitted
within the last fifteen minutes of the OSP. If this occurs the OSP will be extended
another 15 minutes beyond the original end time. If an offer is submitted during
the Overtime period, it will extend the OSP for another 15 minutes beyond the first
Overtime’s end time. This will continue until a 15-minute Overtime period passes
without an offer being made. This helps protect agents from those who wait until
the last second to make a high offer on a property to prevent others from countering
them.
In the event of a tie offer, the
winning offer is the offer that appears one second before the other offer.
This may occur if there is an auto-offer.
When will I find out if my
offer was accepted by the Home Seller?
You can track all
offers on a property at any time by going to that property’s OSP page and clicking
on the “Offer History” tab. (Hint: If the property's OSP has ended, search for it
as a "Sold" property). You may also see properties currently running
an OSP that you have offers on, as well as your offer’s status by going to
My Kazork, clicking on “My Current Properties” and then “Offers”. Kazork
will notify you automatically by e-mail if someone else submits a higher offer than
yours.
Here is what happens if your buyer
submits the highest offer at the end of the Offer Submission Period (OSP):
1) You will receive a call and an e-mail
from us confirming that you were the winning agent.
2) You will receive a second e-mail with detailed offer instructions for submitting
the contract along with any required riders or addendums.
If you do not receive this e-mail before the end of the business day (5 PM PST)
on the day the OSP ends you may contact (619) 255-0928 extension 775 to check the status.
NOTE: Contracts must be received within 24 hours after you receive the detailed
offer instructions e-mail from us.
I have more than one buyer who wants to submit an offer on the same property.
What do I do?
You can manage your buyers in My Kazork.
Go to My Kazork and click on My Buyers. You can add, edit, and delete your buyers
here; then submit offers on behalf of different buyers. This is simply to help YOU
manage your buyers. Your buyers' information will not show up on the Offer
History. If you do not wish to use your buyers’ real names, you are not required
to do so.
I’ve registered and logged in but I still can’t submit offers.
You must wait to be authorized before you
can submit offers. You will receive an e-mail notification once you have been
authorized.
Can I submit an offer over the weekend?
Once your account on Kazork has been authorized,
you may submit offers 24 hours a day, seven days a week.
Does it cost me anything to use Kazork?
No. It is free to register with and
submit offers on Kazork. If you close a Kazork transaction, you receive your commission
directly from the closing company. See the Property Details page for the specific
commission amount.
Is Kazork the listing broker?
No. Kazork is a software platform that allows
the listing agent and buyer agents to communicate in a transparent environment.
Agents submit offers directly to the listing agent,the seller and/or their legal
assignees based on the seller's directions. Kazork is simply online software that
allows real estate agents to be more successful.
Should my buyer fill out a purchase agreement and deposit the check?
That is up to you, though unnecessary until
you have the winning offer. Through Kazork's Web site, you are submitting the purchase
price only as directed by the Home Seller. If your purchase price is the highest
at the end of the OSP, you will be required to fill out a purchase agreement and
collect a deposit check at that time. However, if taking this step before submitting
your purchase price online makes you feel more comfortable, go ahead.
My buyer is willing to pay all cash. Do we still have to wait for the OSP to
end?
If the Home Seller has selected to review
only the offer based on highest purchase price, then your buyer will need to wait
until the end of the OSP. The Home Seller is stating that all offers have
a chance of closing regardless of financing terms. When you submit an offer, you
must agree to the Home Seller's Terms and Conditions stating that you, the agent
representing the buyer, have pre-qualified your buyer or confirmed the buyer has
the cash to close the transaction. The highest offer at the end of the OSP
will be reviewed by the seller for acceptance.
My buyer had the highest offer and the OSP just ended.
What happens now?
You will receive an e-mail and
a phone call at the end of the OSP with notification that you have the
highest offer. Shortly after, you will receive another e-mail with instructions
to complete a paper purchase agreement. You can then fax or e-mail the signed
agreement to us along with a copy of the deposit check or proof of funds if it is
a cash transaction. From that point on, it’s a standard real estate transaction.
If you have the highest offer and do not
receive an e-mail or phone call before the end of the business day (5 PM PST) on
the day the OSP ended, you may call us at 1(619) 255-0928 extension 775 to check
the status.
I had the highest offer. Is the seller required to accept
it?
No. The seller reserves the right
to accept or reject any offer regardless of terms, times or conditions of the offer.
This is no different than any other real estate transaction. The seller makes
the final decision on all offers.
What happens if I submit an offer and then my buyer
changes his/her mind?
A real estate transaction is based
on honesty and integrity from all parties involved. However, human beings do change
their minds. If this happens prior to the offer being accepted by the seller, the
agent must inform Kazork within 24 hours of receiving notification from their buyer.
Agents must also realize they are not allowed to enter an offer unless the buyer
has given them express authority to do so. This is no different from submitting
a paper purchase agreement. If your client has not given you permission to submit
an offer on a Kazork property, do not do so. Kazork reserves the right to permanently
deny access to any agent found to be abusing this process.
My buyer wants an answer on their offer immediately.
What do I do?
Kazork’s transparent submission process
allows you and your buyer to track the status of your offers at any time. You can
see where you stand in regard to other offers by viewing the Offer History for the
property. If someone else submits an offer higher than yours, you will receive an
instant alert via e-mail. If your offer is the highest at the end of the offer submission
process and the reserve price of the property has been met, it will be sent to the
seller immediately for review. If your offer is not the highest, it is no different
than if you submitted a paper purchase agreement that was not accepted.
